Born and raised in Hawaii, Fran Villarmia-Kahawai started her real estate career in 1992 right after graduating from the University of Hawaii with a BA in Marketing including several college-level real estate classes. While in university, Fran also competed in Division I athletics as a member of the Wahine Basketball team. Initially joining the team as an invited walk-on, she earned a full scholarship after her first semester.
Using her athletic competitiveness in the business world, Fran and her husband, Shawn, opened their own company, Properties International Limited in 2007 after developing and operating the General Brokerage and Property Management divisions for a prominent Oahu developer.
In 2023, they rebranded their company into Lifehouse Realty. From the beginning of her real estate career, Fran remained active in volunteering and serving with real estate organizations on a national, state, and local level.
Here's a brief list of her contributions: 2025 National Association of Realtors (NAR) Small Broker Committee Chair, 2025 Hawaii Realtors RPAC Trustee, 2023 Honolulu Board of Realtors (HBR) President, 2017 Hawaii REBI Chapter Pinnacle Award, 2016 HBR MLS President and 2011 Hawaii CRB Chapter President. She has also served on multiple board committees in all aspects. Her latest distinction is being selected as one of ten recipients of the 2025 Honolulu Board of Realtors Aloha Aina award given to agents who provide exceptional service to their clients who nominate them.
Fran continues to reside in the Aiea/Pearl City area, where she grew up, with her husband and three boys.
